Ah... How well I remember downtown before the malls came in.
Sure we had chain stores but the ratio did not seem so out of proportion.
We had plenty of Variety and we were often on a first name basis.
You didn't have to drive from one end of town to the other to shop.
Unless you went out to the country dairy/s.
  I can think of at least five hardware related stores right downtown and 
Tri State was on the edge of town.
Somebody find a 20 or 30 year old Phone book and look at the yellow 
pages.Check out the businesses then look up the population level of the 
time.
   I think you will find we were well served by the local merchants.

For those who might enjoy a little entertainment see if you can find a movie 
called True Stories. It was filmed in 1986 by David Byrne and has John 
Goodman as a lead.
It sort of has some matter relating to a small town growing out of its 
shorts.
